Guardian Pressure Washing LLC (“we,” “us,” or “our”) uses cookies and similar tracking technologies to enhance your experience on our website, analyze website usage, and serve targeted advertisements. This Cookie Policy explains how and why we use these technologies and your choices regarding them.

1. Legally Binding Agreement‍

By signing a contract with Guardian Pressure Washing LLC, you (the Customer) enter into a legally binding contract for work to be completed at an agreed-upon price. If you breach this contract, all deposits made shall be surrendered as damages.

2. Product Warranties‍

All warranties are limited to those offered by the manufacturers of the products used. Guardian Pressure Washing LLC provides no additional warranties. If you are concerned about our work, please notify us immediately.

3. Water Usage‍

You agree to provide on-site water access as needed to complete the project without compensation. If no exterior water supply is available, additional charges will apply. Ensure the water supply is functional before our arrival. Additional fees will be incurred if water is unavailable.

4. Electrical Usage‍

You agree to provide access to an on-site electricity source as needed to complete the project without compensation. Additional charges may apply if no exterior electricity source is available.

5. Courtesy and Safety‍

It is your responsibility to ensure children, pets, and others are kept away from the work area while we are present and for at least 24 hours after project completion.

6. Relocation of Items‍

You are responsible for moving grills, furniture, planters, and similar items before our arrival. If assistance is needed, we can move your belongings at a rate of $65 per 20 minutes spent moving. This fee accounts for the additional time on-site and increased liability. If we must relocate these items, we are not liable for damage or breakage.

7. Parked Vehicles‍

Please ensure that all vehicles are removed from areas scheduled for cleaning before our arrival and parked at least 3 feet from curbs. We will clean around any vehicles left in place and will not attempt to move them. If a return visit is required to clean areas previously blocked by vehicles, a $99 trip fee will apply.

8. Color and Tone Concerns‍

Material properties, weather exposure, and other factors may affect the color or tone of materials after cleaning. Some variation is normal.

9. Concrete Cleaning‍

Pressure washing may reveal or worsen pre-existing flaws in concrete. Guardian Pressure Washing LLC is not responsible for damage or aesthetic changes caused by or following the cleaning process, including but not limited to:

These issues are commonly caused by poor concrete installation, aging, improper maintenance, or environmental exposure, and are not caused by pressure washing when performed on structurally sound surfaces. By agreeing to our services, you acknowledge these risks and waive liability for the appearance or progression of such conditions.

10. Stains‍

Certain stains (e.g., tree sap, paint, rust, tire marks, and oil) cannot be removed entirely through pressure washing alone and may require additional chemical treatments. Guardian Pressure Washing LLC will make every reasonable effort to improve the appearance of stained areas; however, full removal cannot be guaranteed due to the nature of porous materials and the depth of contamination.

You acknowledge and accept that some stains may lighten but remain partially visible after service. Additionally, Guardian Pressure Washing LLC is not responsible for the reappearance or re-emergence of stains following service. This includes, but is not limited to:

Surface staining can recur naturally due to ongoing use, weather, or contamination sources beyond our control. Guardian Pressure Washing LLC does not provide any warranty or guarantee against future or recurring stains after the initial cleaning is complete.

11. Oxidation‍

Painted surfaces oxidize naturally over time due to prolonged exposure to sunlight, moisture, and environmental elements. This process results in a chalky or faded surface layer. Our cleaning process does not cause oxidation; however, it can make pre-existing oxidation more apparent by removing dirt and grime that may have been masking the issue.

Removing oxidation requires specialized degreaser products and is not included in our house wash service. The final appearance depends on the extent of oxidation.

12. Organic Paint‍

Inform us if your property has been painted with organic paint. We are not liable for damage resulting from adverse reactions between organic paints and our cleaning solution.

13. Sealers

The water repellent or sealer that Guardian Pressure Washing LLC applies to stone, masonry, or concrete surfaces may carry a limited manufacturer's warranty against water absorption when properly maintained. We provide a 1-year workmanship warranty covering only correct product application.

This warranty does not cover discoloration, rust, or stains caused by metal oxidation, efflorescence, or environmental factors. While applying a sealer or water repellent may help reduce future staining by limiting moisture intrusion, it does not prevent rust or other stains from forming due to external sources.

14. Window Spotting‍

When you purchase our pressure washing, gutter cleaning, house washing, or roof washing services, windows often get wet; window cleaning is not included with these services. We highly recommend our window cleaning service if you're concerned about hard-water stains on your windows.

15. Heat-Treated Glass Disclaimer‍

Due to the widespread issues associated with poor-quality heat-treated glass, Guardian Pressure Washing LLC will not be held liable for any scratches on heat-treated glass during window cleaning. This includes both fully tempered and heat-strengthened glass. It is understood and agreed that:

16. Parking Lot Striping

Client acknowledges that all parking lot striping, stenciling, and related markings must comply with the Americans with Disabilities Act (ADA) and all applicable state and local codes. While ADA standards provide nationwide requirements, state and municipal authorities may impose additional specifications (including, but not limited to, stall dimensions, paint colors, access aisle markings, and signage).

Guardian Pressure Washing LLC will perform striping services in accordance with industry standards, using commercial-grade equipment, solvent-based traffic paint, and professional stencils. Markings will be applied in accordance with the client's specifications or as required by governing authorities. Because compliance requirements may vary by jurisdiction and are subject to change, it is the client’s responsibility to confirm site-specific compliance requirements with local code enforcement or building authorities before work begins.

If the client does not provide written specifications, Guardian Pressure Washing LLC will perform striping services in accordance with generally accepted ADA guidelines. However, full compliance with all federal, state, and local accessibility standards cannot be guaranteed without client confirmation of local requirements.

If re-striping, adjustments, or additional work are required due to inspection issues, undisclosed local requirements, or client omissions, the client shall be financially responsible for the cost of corrections. Guardian Pressure Washing LLC is not liable for fines, penalties, or legal action arising from non-compliance when local requirements differ from federal ADA standards or when the client does not provide written specifications.

By accepting striping services, the client acknowledges that ADA-compliant markings are a legal requirement and agrees that responsibility for confirming local compliance rests with the client.

17. Property Condition & Safe Worksite‍

We assume your property is in good repair and watertight. We are not liable for water intrusion resulting from cracks in the foundation, damaged mortar joints, unsealed windows/doors, gaps in siding, or deteriorated caulking.

The property owner is responsible for ensuring that all areas where work will be performed are in safe, stable, and serviceable condition before the start of service. This includes, but is not limited to, walkways, driveways, decks, steps, railings, landscaping, and any other surfaces or structures used to access or perform the work.

Guardian Pressure Washing LLC reserves the right to decline or postpone services if conditions are deemed unsafe or unstable for our team or equipment. Guardian Pressure Washing LLC is not responsible for damage or injury resulting from pre-existing structural defects, deterioration, or unsafe conditions on the property.

18. Liability for Damages‍

We are not liable for damage caused by improperly installed siding, loose fixtures, wood rot, or other pre-existing conditions. Fading, discoloration, or mortar displacement may occur and are not our responsibility. We are not responsible for damage to plants, grass, or landscaping resulting from overspray, runoff, or chemical application, unless gross negligence is proven.

19. Scheduling & Deposits‍

Adverse weather may impact scheduling, and we will notify you promptly of any changes.

To reserve a slot on our schedule, a 50% deposit is required. If no deposit is taken, the customer remains responsible for the full payment upon completion of the work.

If you need to reschedule, you may do so without penalty, provided you give us at least 24 hours’ notice.

Cancellations made within 24 hours of the scheduled service may result in forfeiture of the deposit. If no deposit was collected, a cancellation fee equal to 30% of the total service cost will be charged.

Cancellations must be made explicitly by phone or text and confirmed by a Guardian Pressure Washing staff member. We send automated reminders before appointments; however, failing to confirm an appointment via automated message does not constitute a valid cancellation and does not release the customer from any applicable fees.

Once a job is scheduled, we will perform the service at the scheduled time, regardless of whether or not the customer is present. If the job has been started, the full quoted price will be invoiced, even if the customer chooses to stop the service early.

When a time slot is reserved, it is held exclusively for the customer—missed appointments or late cancellations result in lost time and income that could have been allocated to other clients.

20. Payments & Late Fees‍

Payment is due upon job completion or by the date specified on the invoice. Accepted payment methods include cash, check, debit card, credit card, PayPal, Venmo, Zelle, and CashApp. A 3.5% processing fee may apply to payments made via debit card, credit card, PayPal, Venmo, Zelle, or CashApp. You can avoid this fee by paying with cash or a check.

Late payments will incur a $50 compounding monthly fee starting 30 days after the due date. Invoices that remain unpaid for 90 days or more will be referred to small claims court, and the customer will be responsible for all associated legal costs.

21. Refunds

All sales are final. Guardian Pressure Washing LLC does not offer refunds for completed services under any circumstances. Our pricing reflects the time, labor, and materials invested in each job. If you notice any issues after the service is completed, you must notify us within 48 hours of completion. We will make every reasonable effort to address the concern through rework or touch-up if appropriate and at our discretion. However, no refunds, partial or full, will be issued for any reason, including dissatisfaction with results when the service was performed as agreed.

We reserve the right to modify these Terms at any time. Updates will be posted on our website with the effective date.

25. Governing Law‍

These Terms are governed by the laws of the state of Texas.
